1 AverageThis place is tragic. rats living in the ceiling, do not let sleep. we was afraid to spend the night there. mold on the walls, the shower does not work the same as the lock in the door to the room. after the first night we didn't sleep through the rats running, we asked for a check-out and a refund for the nights we couldn't spend there. conditions do not allow it. the staff tried to deceive us, take a fake number to the booking customer service. they didn't want to return the money, after two hours, booking forced them to return the money. tragedy. i don't wish such a bad hotel to anyone. below are the real photos of the object. in addition, at the end, despite paying for the first night spent there, the property canceled our booking from the booking. so that we can't give opinions there so very clever service.Nela Sienica, 29 Dec

3 GoodI stayed at fabhotel gulshan grand for 2 days. while the location was convenient — with easy access to public transport and just a 20-minute walk to the gateway of india — there were several downsides that made the stay less comfortable. what i liked: friendly and helpful staff. clean toilet. good connectivity and location. what i didn’t like: the room and veranda were very small and felt congested. only one bottle of water was provided for the entire 2-day stay. the hotel is on the second floor, and the staircase leading up was extremely dirty. no proper ventilation in the room, only ac airflow. there were rats running above the ceiling, and the staff said they were on the terrace. overall, the stay felt overpriced for the facilities offered.Sumesh Punattil, 30 May

2 AverageVery poor hotel, over charged by fab hotels, they don't even have tea coffee maker in the room, the fab staff just ensured they get there commission and promised a room with windows and great breakfast, as a result we were stuck by paying them in advance deposit online, the property owner cannot do anything. it was terrible experience breakfast despite telling them no sugar in the coffee was loaded with sugar, the bathroom was so small and the water does not drains itself after paying 7000-/ rs for 02 nights it was not worth the money. the room was a box.Nitin Chauhan, 10 Mar

4 Very GoodBrand new value hotel in a heritage building in historic colaba. within 15-minute walking distance to gateway of india and cafe leopold.. fantastic owner-manager is a truly caring and welcoming human being. suggest booking the relatively larger rooms as the standard ones are suited for a single occupant with minimal luggage. quiet, good wi-fi, clean, friendly staff. on second floor (no elevator). overall good on convenience, amenities and value.Salil Dave, 25 Mar

1 Average-1000 stars!! we turned up to stay for 4 nights, i don’t think they had wiped a surface in a year. the bathroom had toothpaste, dirt and poo everywhere. the bedroom had a thick layer of dust and there was a pile of half eaten toast in the corner. the whole place stank of cigarettes as they let you smoke in the rooms. it’s was absolutely disgusting, we checked out immediately and found somewhere down the road.Abigail Jackson, 6 Mar
